2022 Another Busy Year in Review


It's been another challenging year for all but we are super busy, positive and progressing nicely into whatever 2023 may have in store.

Some of our recent contract exchanges and completions include...


Vitamin Well, old clients of ours, came back for me as a result of a lease expiry in their current premises. We are delighted to have assisted them with the acquisition of the 3rd floor in Charterhouse Buildings Goswell Road where they have taken a new 5 year lease on 2,500 sq ft. We were delighted to have included into the terms a tenant only break option on the 3rd anniversary of the lease as well.

Another old client of ours, Ithaca Partners, decided that the time was up for the lease in York House Queen Victoria Street London EC2. They are expanding so rapidly that it was agreed they would be foolish to take another longer term lease at this time so they have decided to take some serviced office space for a couple of years to allow both the commercial property market and their expansion to settle down before entering into a new long term commitment.


They are now resident in FigFlex's building, 18 King William Street London EC4 with a lovely corner unit overlooking London Bridge.

The island of Ithaca was Odysseus’s home in ancient Greece, which he left to fight the Trojan War. His journey home became, of course, the mighty epic of the Odyssey. Everything we do is about helping people love the journey, even as they keep their focus on the destination. Back when we were just a start up, C.P. Cavafy’s poem, Ithaka, spoke to us deeply – it still does.



 

Rokos Capital Management asked us to dispose of their 8,500 sq ft unit they held in 10 Old Burlington Street. We had acquired it as overflow for them 18 months before but it was now surplus to requirements. Within 3 months both ourselves and the landlord saw an opportunity for Rokos to surrender their lease with the simultaneous regranting of a lease to a new occupier taking 2 surplus floors and the Rokos floor in the building. With three parties to the deal this was more complex than the usual disposal but it was a great result for all concerned once concluded.

With its stunning views across the City, we are sure that they have made a wise decision to make this their permanent home for the next 5 years.

State Bank of India employ us for a variety of work, both agency and professional. One of our more creative acquisitions was the sourcing of an overflow unit to be held on short-term basis to tie in with other lease holdings in the locality. We were delighted to have sourced the 2nd floor in 77 Cornhill where they entered into a short 18 month commitment. They have subsequently asked us to renegotiate the lease on a slightly longer term basis which has just been concluded.
